A pilot project for affordable housing was implemented in Friesach (Carinthia).
Goal: To offer apartments with a maximum monthly rent of approximately €350 (including utilities and heating.
• Apartment sizes: approximately 40 m² (approx. €350) and larger apartments up to around €450.
• A total of approximately 24 apartments are being built, modern, barrier-free, and energy-efficient.
How is the low price possible?
• Collaboration between the State of Carinthia, the municipality, and a non-profit housing association
• Substantial housing subsidies (covering a large portion of construction costs)
• Land provided by the municipality at a very low (nominal) cost
• Cost-saving construction methods (e.g., no underground parking, simple infrastructure)
• Use of energy-efficient technology (e.g., photovoltaics) reduces operating costs
